  • Rent evidence: comparable set, per-unit basis, and the spread the subject sits in
  • Capital exposure schedule — HVAC, roof, water heater, sewer, electrical — with ages and replacement estimates

Ongoing measurement across a held portfolio: yield on cost by asset, expense drift, lease expiry exposure, and the refinance window on each loan.
